Why We Signed Our First Dubai Deal

“At this level, you don’t get paid for speed, you get paid for precision.”

In short: Episode 4 of Dubai Real, published in April 2026, is the decision. After three months on the ground in Dubai meeting operators and breaking down deals, Brian Rose has to decide whether to commit his investors’ capital to a first luxury transformation project, or walk away.

Brian lays out his case for Dubai to a room of investors, explains why Al Barari stood out from a strong field, and has a final, private conversation with Chris on a yacht near Marsa Al Arab before making the call.

Key takeaways

  • Wealth is on the move. Brian told investors that 142,000 millionaires changed countries the previous year and that the top destination was the United Arab Emirates.
  • Buyers want a one of one. Brian described a luxury transformation as a targeted upgrade of a premium property, aimed at cash buyers who want a completed, one-of-one home rather than one of thousands of new units.
  • Skin in the game matters. Brian learned that Toghrul, the investor representative he had questioned, is himself one of the largest investors in the Al Barari project.
  • Leadership attracts capital. On the yacht, Brian argued that the Gulf is the new West and that a long-term plan from Dubai’s leadership is part of what draws people and investment.
  • A deal with a condition. Brian agreed to a first project with Chris on the condition that he would be on site over the next 12 months to watch every step.

Why Dubai, and why now

Brian steps into a room of investors to set out the case. Dubai, he says, is the number one destination for global wealth migration, and the people moving there are bringing their families and looking for homes to live in, not just investment properties.

That, he explains, is the gap a luxury transformation is meant to fill: a targeted upgrade of a premium property designed around what these buyers want. He contrasts it with the thousands of new units going up in branded towers, and says cash buyers are now looking for completed homes.

Choosing the deal

After three months, every project looked strong, so Brian asks what you choose when everything looks like a win. One stood out: Al Barari, which he calls a proven enclave with real buyer demand. Hours with Toghrul took the deal apart piece by piece, and Chris confirmed that Toghrul holds one of the largest shares in the project.

Chris then takes Brian to a private yacht in the marina near Marsa Al Arab, saying serious business in Dubai is done discreetly. Asked by Brian how long the window will last, Chris said that a falling market would let his team buy at lower prices, while Brian made his argument that the Gulf is the new West.

The call

Brian tells Chris that his investors had a lot of questions and concerns, but that he had been to Al Barari, Billionaires’ Row, the Royal Atlantis penthouse and Dubai Hills and had seen the work. Quoting the line that you miss all the shots you never take, he says they have decided to sign up for a first project together.

The condition is that Brian will be on site for the next 12 months, watching every step so he can show investors the results. The episode closes with a first look at the next season of Dubai Real, including Al Marjan Island, Abu Dhabi, a new developer and the pressure of delivering the Al Barari project.

Full transcript: Dubai Real, Episode 4

0:01 Last week on Dubai Real. We discovered where the serious investors are quietly deploying large amounts of capital.

0:09 There’s demand but no supply. What a problem to have. Right. Welcome to Dubai.

0:14 Turnkey luxury transformations. Ready to inhabit, ready to impress. Your home says everything about you. With Dubai, you need to stand out.

0:24 We broke down the model and spoke to the players already putting their money to work. We had an issue in Dubai. We didn’t have quality finishing. I saw the value in it and I said, count me in. And now it comes down to a decision. Do we pull the trigger and invest, or hesitate and lose our edge? This is Dubai Real.

0:55 The deal doesn’t happen when you sign. It happens the moment you realise there is no going back. That instant when something is put on the table and changes everything. It’s a mirror. If you’re not ready, you see doubt. If you are, you see conviction, and the weight that comes with it.

1:20 This was that moment. The day had come. I was stepping into a room full of serious investors. We had to decide where to deploy capital. You could feel it in the air. Tension, focus, something building. Like the locker room before the final game. Quiet, controlled, but underneath, everything is on the line.

1:49 What we’ve seen here is some incredible, incredible growth in the luxury and ultra-luxury area of Dubai real estate.

2:00 So why Dubai? Well, first of all, it’s the number one destination for global wealth migration. People are actually moving here with their families and they demand the highest end of luxury. They’re not necessarily looking for investment properties, they’re looking to live, and this is where there’s a very interesting advantage.

2:17 142,000 millionaires changed countries last year. Think about that. 142,000. How many billionaires? Where did they go? Top country, United Arab Emirates. Some to the US, some to Italy, it drops off, and then you go all the way to the bottom here. You can see they’re actually hiding down here, they’re so embarrassed: the United Kingdom.

2:38 The truth is they’re moving here and they demand high-quality luxury homes. This is not property. It’s different than that, and it’s not about timing the market either. It’s capital migration.

2:55 What is a luxury transformation? It’s simple. It’s a targeted upgrade of a premium property. It’s designed to match exactly what these buyers want. They really know what luxury is, and it’s not the 7,000 units that are being created now at the Mercedes-Benz towers. They don’t want one of those. They want a one of one. Cash buyers now are looking for completed homes. The whole sector is changing.

3:21 People are actually moving here with their families and they demand the highest end of luxury.

3:28 And that’s exactly what I’ve been doing here for the last 3 months. Operating at the highest level. Direct with the people who actually control the deals. But then came the real challenge: deciding where to deploy capital. Every project was strong. Every opportunity compelling. So what do you choose when everything looks like a win? At this level, you don’t get paid for speed, you get paid for precision.

3:57 But one deal stood above the rest. Al Barari. A proven enclave with real buyer demand at this level. The conversation with Toghrul, the investor representative, was pivotal. What followed wasn’t small talk. It was hours of focused precision. Every element of the deal dissected piece by piece.

4:21 The idea of transformation, like luxury houses, at this level, what Chris does, I haven’t seen this anywhere, to be honest with you.

4:32 And what’s the project you’re coming in on? That’s Al Barari. You like it because of the community, the location… Yes. The layout of the house and the upside potential. Everything. Everything. All the numbers and analysis. Okay, it’s a very safe bet.

4:47 To know that there’s someone willing to also cut a very large cheque for that project makes me feel better about this.

4:58 All right, that was super helpful. It’s really different when you actually talk to somebody with skin in the game. I didn’t realise that he’s investing in Al Barari. I didn’t realise that he’s the major investor, putting a huge chunk of capital in there.

5:11 He has one of the most shares out of all the investors that are being managed in the project, and that’s the reason why I wanted you guys to actually meet today, so you can also speak and make sure you’re aligned with Toghrul. But Brian, I have one last place to take you and it’s very special. So follow me. All right.

5:42 Chris wanted to take me somewhere more intimate for a conversation. A private yacht docked in the ultra-luxurious marina near Marsa Al Arab. In Dubai, they definitely had a different way of doing business.

5:57 When we do business, we like to keep everything discreet, low-key, because there’s always ears listening. And when it comes to our investors, their discretion is extremely important.

6:11 So, when I talk to my investors and I’m saying there are opportunities to make 30, 40, 50, 60% returns, they always say, “Brian, how long is this window available? Is it only 2 years long? Is it only 4 years long?”

6:24 I like that question. I like it because no matter how we buy, no matter where the market is, my returns remain the same. If I buy 30% less, my margins become the same. I just can’t sell it for the same price as today. I’m happy if the market goes down, because then I can do more plays. More money will flood in, because we can buy at distress. So I think no matter what happens in the market, we’re always safe.

6:50 I think that the West is done. I know Europe very well and I think it’s going to be in a steady decline for the next 40 years, and the Gulf is really the new West. It is. And the smart money’s moving here.

7:05 And where is safety and security? In New York City? In London? In Berlin? Doesn’t exist. It exists right here. Leadership attracts investment. There’s a 100-year plan by the royal family. I ran to be mayor of London. Most politicians have a 4-year plan. No, it’s a 2-year plan, because the midterms are coming up. No, it’s a 1-year plan, so I can make as much money stock trading before they throw me out. There’s no leadership and no vision. I saw that running for mayor of London.

7:30 Zero personal tax, as we know. It’s the playground for the wealthy, but I’ll go a step further than that. This is the playground for anybody who wants to change their life. From the Deliveroo driver to the guy on Uber to the crypto bro to the real estate investor to the billionaire. It’s for people who want a better life than where they are, and they’re all coming here.

7:50 Dubai changes lives, and this deal will change hundreds more. Each one of our investors was expecting a result. Capital was committed. Expectations were clear. There was no room for distraction. Everything was on me to deliver, to hold the line, to stay sharp. Months of preparation compressed into a few decisive minutes.

8:17 Hi Brian, let’s go down. We’ll have a seat in the privacy of this yacht.

8:27 Yeah, when I got here, I was looking at all this luxury off-plan. It’s what everyone’s talking about. Yeah. And yet when the masses go one way, it looks like you’re going another way.

8:36 Yeah, I mean, that’s what we do. Honestly, the best way to do any investment is thinking outside of the box.

8:42 For me, it’s really the structure that leads to the great returns. And you guys seem to have that, alongside what looks like incredible deal flow and incredible demand in a market niche that no one’s talking about. Yeah. With great return.

9:00 The conversation went on for hours. Every detail examined. This was more than just a single deal. We were unlocking a whole new future. Everything in my journey had led me here. Years in the market, building relationships through our media, earning a seat at the table.

9:19 We put real in our name for a reason. To show what actually happens behind the scenes. Now we’re stepping into a new arena. Deploying capital, structuring deals, making the calls. Not to stand on the outside, but to bring others inside. Because the best way to predict the future is to go out and create it.

9:42 This is London Real Ventures. This is something that’s never been done before. It’s the world’s first media-powered investment firm. It’s what happens when you take a media empire with a billion views and 5 million subscribers, and you combine it with a venture capital firm with 25, 40, 50 million dollars in capital. Something new happens, synergies happen. Imagine combining Fox News with BlackRock. What kind of new ways would they find to make money, to service their customers?

10:07 This is our portfolio. We’ve invested in over 100 blockchain and artificial intelligence companies in the past 5 years. We’ve had some incredible returns. Some of these companies have already become billion-dollar, two-billion-dollar companies. The final question is, do you want to study this or do you want to quietly participate in it? And that’s going to be your decision.

10:30 I spoke to my investors last night. They had a lot of questions. They didn’t really understand at first what you were doing here, but I explained it and walked them through it. Then I told them about everything that we’ve learned with you, with Luxury Transformations. I told them I’ve been to the sites now. I’ve been to Al Barari. I’ve been to Billionaires’ Row. I’ve been to the penthouse at the Royal Atlantis. I’ve been to Dubai Hills. I’ve been to all of these locations and I’ve seen the work you’ve done. And there were a lot of questions and there were a lot of concerns.

11:00 But also, I have an expression, and that is you miss all the shots that you never take. So, we decided to go ahead and sign up for our first project with you. We’ve got the money ready to be wired, and it looks like we’re going to be partners. Thank you so much.

11:17 Now, that’s on one condition. Okay. I’m going to be on you like white on rice for the next 12 months. What does that mean? That means I want to be there on site. I want to see what you’re doing. I want to see how the project is, and I want to show these returns to these investors 12 months from now. You have a deal. Is that a deal? That’s a deal.

11:41 Fortune favours the brave. But bravery alone is not enough. Timing, access and conviction. That’s where fortunes are built.

11:54 By the time most people hear about a deal, it’s already gone. Because the best opportunities don’t get announced. The real players position themselves early, quietly, without attention. And this city proves it every cycle.

12:13 Capital moves before the headlines. And by the time it’s visible, the advantage is gone. Those with access move first. Everyone else reacts. Not because we’re smarter, but because we’re closer. Closer to the operators. Closer to the deals. Closer to the moment decisions are made. That’s the difference, and that’s where the edge is.

13:02 Next season on Dubai Real. We land on Al Marjan Island, where the 5.2 billion-dollar Wynn casino is rising. The single biggest investment in UAE history. When something this big hits the market, everything moves. Prices, demand, capital. Where a new wave of high-return opportunities awaits.

13:28 Then we break ground on our next project with a new developer. Bigger vision, larger numbers, higher stakes. Because at this level, one decision doesn’t just shape the deal, it defines the outcome.

13:43 Then we travel to nearby Abu Dhabi, the capital of capital. Where the scale shifts completely. Not millions, billions. Not projects, portfolios. This is where capital sets the direction.

13:58 And back in Al Barari, the pressure is on. Capital is deployed. Timelines are locked. Execution is underway. No room for delay. No margin for error. Because now, problems compound. Does the deal deliver, or break under pressure?

14:18 This isn’t just a series. Dubai Real is a front-row seat to how capital actually moves. Who gets the deals? How decisions are made? And what it really takes to execute at this level. Not theory, not speculation, just real opportunities in real time.
